AI is going to make occupations such as real estate agent, travel agent etc. obsolete. I can see the thing coming down to a flat fee regardless of the price of the property.

What Jared missed was he agreed to pay the listing brokerage 6% and if he wanted to attract the most buyers (more exposure, more buyers, higher price) he authorized the listing to go into MLS system. It's not a requirement; its an oltion. MLS rules allow split commissikns, 50/50, 80/20, flat fee to selling broker. Jared wanted the highrest price but didn't want to pay for full-service.

Years ago, around Windows 95 Bill Gates predicted hard times for “middleman “, he was right. Commissions/fees have contracted across the board save for real estate agents and lawyers. Now it’s real estate agents time for a haircut. I’m still waiting on lawyers, but I think AI will do that.

Why not have the sellers negotiate with their agent what they will pay the agent and the buyers negotiate with their agent as to what the buyers will pay their agent. I could be wrong but it seems to me the selling agent does most of the work, prepping the property, setting up listings and open houses, etc.. The buying agent simply does a computer search for properties meeting the buyers requirements and travels with the buyers to several viable properties. However, the sellers should pay their agent for what the agent is worth to them and the buyers pay their agent for what their agent is worth to them. This also creates an appropropriate fiduciary duty to the people that are actually paying them.

It never made any sense to me, also, for a seller to pay a buyer's agent. If the buyer wants an agent, he can pay that agent himself. This is a good thing. On a $300,000 house the buyer's agent was getting $9,000 for doing, in many cases, darned little at all, and NOTHING useful to help the seller.
