Building homes in California requires a significant investment of time, money, and other resources, leading many developers to avoid construction projects. But in northwest Los Angeles County, one builder has stayed the course since 1994. On completion in 2021, the 15,000-acre Newhall Ranch—billed as one of the world’s first large-scale planned communities—will feature roughly 22,000 homes that follow the curves of the Santa Clara River in the Santa Clarita Valley. Owned by Orange County’s FivePoint Communities, Newhall Ranch is expected “to be ‘net-zero,’ meaning no greenhouse gas emissions, by implementing several mitigation efforts including solar panels and open space,” according to local radio reports. My father was an upscale residential developer and my brother was a luxury residential building contractor. I cannot imagine 25 years to get a development approved.

I have a friend , retired civil engineer, who lives in a Dell Webb community (commune?) called Sun City just north of Austin, Texas. He seems to like it. He cannot park his car on the street and cannot have more than 1 (visitor) car in his driveway. He cannot plant trees in his back yard without approval. He cannot have a table saw in his garage. If he wants to cut wood he must drive to the community wood shop in his golf cart because he's not allowed to park his pickup truck at that community center. He'd sure as hell NOT practice his saxophone any time of day. Actually I play the saxophone, he doesn't. He paid $380,000 for his house. It will likely be worth that much when he dies. Personally, I think he's already there. At MY house I do what I please. If it disturbs the neighbors they will say so but I have good neighbors. This is Texas. Live free or fight.

What's the problem? Just do the modern thing and pitch a tent on a street in Skid Row LA. Lice, fleas, typhus, rats, even human waste in your quarters? Well, sure. But the commute is a dream! Also, since greenhouse gases will necessarily increase with the introduction of even one living human body to Newhall Ranch people will have to be kept out altogether. Which, come to think of it, will be a Godsend to consumers for pricing purposes.

When William Mulholland's St. Francis dam collapsed in 1928, it was just north of Santa Clarita and followed the Santa Clara river all the way to the ocean 54 miles away. These houses may very well have been built on that path.

We have lived for twenty-five years in one of the largest planned communities in the nation. It is beautiful, with two highly rated golf courses, many parks, multiple private swimming facilities, tennis courts, soccer fields, etc. Our restrictions are reasonable and are enforced. The restrictions #1 mentioned in the Dell City community north of Austin sound ridiculously excessive. Over the years a few situations have come up in our immediate portion that were completely corrected by HOA enforcement. The most recent in our immediate neighborhood was the chronic parking of a dilapidated vehicle in front of a neighbor's house. The owner of the vehicle lived the next street over and, not wanting it as an eyesore front of his house, simply parked it literally fifty yards around the corner. This went on for a good while, no one knowing really who owned it or if it were abandoned or if it were even drivable. Eventually the HOA identified the owner and required the owner to put the junkmobile in his own parking spaces. I attribute our HOA rules for keeping a check on a house in our neighborhood which was leased or rented rather than owned. The person who actually owned the house just abandoned the care of it, and the yard became a constant eyesore until the HOA made the landlord understand that the ultimate responsibility in keeping his property healthy and presentable was his. Our neighborhood is a pleasure and our property values are stable. When a house goes on the market in our neighborhood, which is pretty rare, it will sell very rapidly. If you want to live in our neighborhoods of this community, you will not let your fences fall down. You will see to it that your yard does not become a junkpile or a jungle. And anyone who doesn't want to comply with the basic matter of responsible home ownership can move on down the road.

The Sun City restrictions are requirements of the HOA, not the state of Texas. Over the years, I have had occasion to sell a residential lot or two. The first question from potential buyers is almost always "Is there a homeowner's association." For some, an HOA is a comfort. For others, an HOA is a potential nightmare.

PAMPLONA, Spain— Five people were hospitalized after the opening bull run of this year’s San Fermin festival in Pamplona, including two Americans and a Spaniard who were gored by bulls, officials in the northern Spanish city said Sunday. A 46-year old man from San Francisco was gored in the neck in the city’s bullring, at the end of the 850-meter (930-yard) course. His injuries required surgery, the regional government reported. A 23-year old man from Florence, Kentucky and a 40-year-old Spanish man were both gored in the thigh. Two young Spanish men sustained head injuries. The running of the bulls in Pamplona draws about 1 million spectators every year.

The Betsy Ross flag — 13 red and white stripes, 13 stars — was probably not designed by Betsy Ross. This is worth keeping in mind when it comes to thinking about the 1770s flag at the center of a very modern controversy. Its birth can’t be traced to any one person. It belongs to all Americans. The Ross flag was drawn into the culture wars with the best of patriotic and commercial intentions. Nike created a special sneaker, the Air Max 1 Quick Strike, to celebrate the Fourth of July. The back of the shoe featured an image of the Betsy Ross flag. Colin Kaepernick — former NFL quarterback,

So she came up with a plan that was boilerplate noir: Hire a killer to murder him, and collect the life-insurance payout. She met the hit man in a Walmart parking lot on Valentine’s Day last year, and gave him a down payment of three gold rings and $402 in cash, and a promise of another $4,500 on the back end. Fortunately for Danielczak’s husband, if unfortunately for her, the hit man was an undercover cop. She is now serving two years in a Wisconsin prison, having been convicted of solicitation

The 2020 Democratic presidential race is still wide open, but candidates who have yet to break through have to decide how long they want to ride it out. In some cases, their ambitions for political Plan B will force them to make that call sooner rather than later. For former Colorado governor John Hickenlooper, who is polling at an average 0.2 percent, the pressure is coming from inside his own campaign to drop out and run for Senate. It’s a safe bet that he’s not the only one in that boat.

Brexit is no equal to Paradise. I raise the point only to counter Victorian poet Robert Browning, who opined that “a man’s reach should exceed his grasp, or what’s a heaven for?” That is to say, Brexit should be within the grasp of Britons who asked for independence from the European Union. It is not too much to ask. Yet more than three years since the historic vote, Britain is still a member of the EU. Having failed to meet the deadline of March 29, Brexiteers are understandably underwhelmed they will actually achieve independence by the new one, October 31. Surely, after finally cashiering the “Remainer” prime minister, Theresa May,

No, Nike is doing it wrong because it managed to do something that all the neo-Nazis, Klansmen, alt-righters, and other denizens of the lowest coprophagic phylum of our political life could never do: It turned the Betsy Ross flag into a racist symbol. By now you’ve probably heard that Nike decided to take the advice of Colin Kaepernick, the former NFL quarterback who ignited so much controversy by refusing to stand for the national anthem. We are witnessing the death of the liberal political machine that the elite has operated since the end of World War II, and everything that it is doing to conservatives right now – the censorship, the threats, the intimidation, the violence – is proof that it is dying. These are not the acts of an ideology in ascendance but rather of a scurrilous political paradigm in precipitous decline. And it’s only going to get worse as those losing their grip on political and cultural power desperately try to hold onto it in the face of our populist revolt. Be prepared. It’s going to get uglier.
