The White House announced Wednesday it is taking strategic steps to protect renters, including setting up limits on egregious rate hikes. Critics, however, have called out the Biden administration's one-size-fits-all program that makes changes for renters at the expense of landlords. "We've seen it for so many years, and it's very frustrating," American Apartment Owners Association director Alexandra Alvarado said during Grady Trimble's report on "The Big Money Show" Wednesday. "[Mom-and-pop landlords] are not being treated differently, even though it affects them much more than it would affect any large company with thousands of units. They have room for it.

Easy solution. Stop renting out property. A landlord showed me on several occasions the damage renters do. Walls torn down by huge dogs, refrigerators and showers covered with black crud, broken and never repaired windows, destroyed appliances, rooms full of rotting garbage. You never recover the losses. Rental properties around here are nearly nonexistent and that's why.

The more "protections" for renters they put in place, the fewer rental properties there will be, and the higher rents will be. It's not that difficult to see.

The 10th Amendment means that it is up to the states.
I've been a landlady.
I rent now. So much happier. (lots of reasons)
The owners take care of this place. The lease covers my responsibilities.

The land lord's taxes are higher, his expenses are higher, inflation is getting to him like it gets to everyone , but the Government expects him to eat it.

And NO Background Checks allowed! That says it all! Not only will a Landlord have to Rent to a Low Life who just got out of jail for a Serious Crime, it probably will also shield them from being thrown out of the House if they don't pay their Rent. Remember, that's exactly what happened during COVID when Landlords were trying to evict the Bums who had not paid Rent for a year, and the Government wouldn't allow them to be kicked out! That's where we're going with this New Rule for Landlords!!

This is unconstitutional. The 4th Amendment prohibits the government from seizure of personal property which this 'plan' certainly does by telling property owners what they can and cannot do with their personal property. It also touches on the 5th amendment regarding takings clause by literally taking private property for 'public' use. Maybe the 3rd amendment regarding the quartering of troops should be amended to read the quartering of any individual in any domicile that the government decides does not have to pay the rent that they agreed to when renting the property..

Rents are escalating to recover the 'free rent' during the pandemic. Also, soaring interest rates means home buyers priced out of the market have to continue renting, pushing up demand. Oh - and 2 million illegal immigrants also need a roof over their heads.
