RIVERSIDE, Calif. - When Tracie and Myles Albert purchased a beautiful four bedroom house in Riverside, California they never realized that at the end of escrow the seller would suddenly refuse to give up the keys and leave. "It’s just draining, emotionally and financially," says Tracie. On January 31, 2020, the couple purchased the home. More than a year later, they still haven’t been able get inside their property. We have relatives in Livingston and they are house hunting in the Peoples Republic of Maryland. They are still in lockdown and the sheep around them go out to grocercies, drug stores and appointments for doctors or beauticians. If they leave their townhouse without a mask (outdoors) people tell them, "we don't feel comfortable". When Lockdown Larry Maryland is better than the Pelosi family indoctrinated population you know there is no hope for the criminal state.

I vote that owner-squatter “_ _ _ - _ _ _ _” of the year. That is outright fraud and the couple should have every recourse to sue to get their money back. Escrow should never have closed until the jerk got his butt out and off the property! That case will create a new real estate law.

There really is no "law and order" in the US today. Law-abiding people are taken advantage of in every way possible by criminals, the police, the government, you name it. People will have to take matters in their own hands again. January 6 will seem like a quaint church picnic compared to what's coming. The people in power now only understand raw power.

if the seller refuses to leave the property he sold, does that not void the contract. The property is legally the buyers. They are responsible for insurance and repairs. But now a days, the laws seem to favor the the lawless

We have only 2 classes of people here. Criminals that the state protects and the 99% of the population who are victimized every day with the government's help. This is what 60% of the people voted for.

When I returned to school for doctoral studies, I sold my house, but lived in it for a few days until Married Student Housing had a vacancy. It was not unusual, according to my RE agent.
Judge Judy has done some Kung Flu rental cases, and she is furious with the government and the law.

The purpose of escrow is to ensure all conditions of the sale have been met, before disbursing the funds. That would include vacating the property, cleaning it up, and passing inspection that the property was in property order to pass to the new owner, and include passing the keys to the new owner. The escrow agent seems not to have done their job here, and can be sued for it.

There are some serious problems with this story. This couple needs to find a better lawyer. This is not a rental eviction (those are apparently on hold due to Covid). This is more a fraudulent business deal followed by desecration of the sold property by the previous owner. Diminishment of its value.

A friend of mine from the UK back in the late '80s had squatters move into his flat while he was deployed with the UK military's Special Boat Service, which is a unit similar to our Navy SEALS. The local authorities would not help with an eviction, so my friend entered his own legal residence at night and squirted lighter fluid over the squatter-in-chief and threatened only once to light him up, which he proceeded to do, once the squatter still refused to vacate. The flames were easy to extinguish and left no serious injuries. Of course, my friend had a lot of legal trouble but the "optics" were bad for the "authorities," and no prosecution or court martial ensued. The squatters left and didn't return.

PS. To the person who questioned a “dream house” in Riverside, that is a pretty nice community. My son’s mother-in-law had a lovely home in the hills there. There is a lengthy video with the article that shows the house - inside and out. Looks pretty nice … Has anyone viewed it?

I am a Kalifornia Landlord-Tenant Attorney, representing Landlords only. I've been doing this for over 40 years. This year I closed up office. No law in this state. The thugs and criminals are running wild, and running the state. When you put a veto proof majority in both houses, then you have mob rule from the top down.

There is NOTHING the current tenant can legally do to keep the new owners out of the house. The problem is that the tenant won't leave. If I was the buyer, I would drill out the door locks of MY house, move in and take a dozen friends with me. And then for as long as it takes, I would have loud, non-stop, 24-hour parties in MY house and make it miserable as possible for the squatter. And as I mentioned a similar thread a few weeks ago, I would take out all my doors and windows, and tell the squatter that I was getting them cleaned and repaired.

When I bought my house, the former owner wanted to know if they could say in the house another day after closing. Knowing already they were liars, I refused saying "Once I sign it's my house and my insurance. They could refuse to leave or trip and fall on the way out on my homeowner's insurance."
